Terms & conditions abalina cottages
Pets
Unfortunately we do not take pets but can recommend other accommodation places that do.
Number of guests per cottage
Our Cobden and rotary 1 and 2 cottages sleep up to 6 guests with abalina 1 and 2-on-rotary each having 2 queen and 2 king single beds plus one child in a porta cot and premium abalina-on-cobden which has a king bed and two queen beds. Cherry 1 sleeps 4 with two king beds and cherry 2 and 3 each sleep 6 with a king, queen and two king singles each.
Smoking
All cottages are non-smoking. If you smoke in the courtyards, butts are to be put in the Council rubbish bins and not in internal bins (to keep the cottage air fresh) . Significant charges can occur if you smoke in our accommodation including costs associated with scrubbing down all walls and dry cleaning all soft furnishings, quilt covers, blankets and rugs.
Deposits and Full Payment
All periods:
If booking over 30 days in arrival (off-peak bookings) or 60 days in advance of arrival (mid-peak, peak, special event and multiple cottages bookings) a deposit of 50% of the total tariff is to be paid at to confirm the booking. We accept Visa and MasterCard. We do not accept American Express or Diners Card due to their excessive charges.
Final payment
off-peak - 30 days in advance of arrival. If full payment is not received by the due date for all bookings and after receiving one reminder, the host reserves the right to cancel the booking with the deposit forfeited.
Final payment peak, mid-peak periods, booking of multiple cottages, one night bookings and special event periods: 60 days in advance of arrival. If full payment is not received by the due date for all bookings and after receiving one reminder, the host reserves the right to cancel the booking with the deposit forfeited.
Host may move you to an equivalent cottage or upgrade you to our superior cottage.
In order to facilitate bookings, on a rare occasion, your host may move you to one of our other cottages of equal or superior standard.
Cancellation Policy
Cancelled off-peak bookings (one cottage)

Cancellation over 30 days in advance of arrival, full refund of deposit less a $50 administration fee.

Cancellation from 7 to 30 days in advance of arrival, a Gift voucher will be issued for the amount paid less a $50 transfer fee. The voucher can be used in off-peak periods excluding special event periods, school holidays and long weekends. The voucher is to be used within 12 months of the cancellation date.

Cancellation under 7 days in advance of arrival, no refund unless the cottage is rebooked in which case a refund will be given less a $50 administration fee and less any shortfall from the rebooking (provided your cottage has been fuly paid)
Cancelled peak/ mid- peak bookings, booking of multiple cottages, one night bookings and special event periods

Cancellation over 60 days in advance of arrival, full refund of deposit less a $50 administration fee per cottage booked.

Cancellation under 60 days in advance of arrival, we will attempt to rebook the period and you will be given a refund less any shortfall and less a $50 administration fee per cottage booked (provided your booking has been fully paid).

Refunds
Will be processed within 7 days but only into the account of the guest who made the booking or the credit card which was used to make the booking.
Minimum Night Bookings

Standard for booking one cottage - 2 nights (ask about one night which will be by quote and an additional 10%). Off-peak specials start at 3 nights.

If booking 2 or more cottages there is a 3 night minimum

Other Long Weekends - 3-4 nights

Check-In and Check-Out Times
For bookings of 1-4 nights, check in from 3pm and check our before 10.30am
For bookings of 5 nights or more, check in from 3pm and check out before 10am.
For bookings of 2 or more cottages check out before 10am.
We will always do our best to arrange an earlier check in when possible.
Enquiries through other websites
Where a higher rate is quoted through an enquity via another website (e.g stayz.com.au websites, TakeABreak, Visitor Information centres etc) and the guest subsequenty books online, they will be charged, the online price will be adjusted to the higher quoted price.
Damages Policy
While we acknowledge that accidents can happen, any breakage or damage is the guest's responsibility and will be charged for. Glassware and crockery is $5 per item if you believe it was your fault. Other items at a cost to replace.
Credit card details will be held and charges will be processed relevant to the incident if :

Building, asset or grounds are damaged and deemed in need of repair or replacement.

Excess cleaning is necessary beyond what would be considered reasonable inclusive of deep cleaning of mattresses & the removal of cigarette smells (all of our properties are strictly non-smoking).
Software Error
Should a booking be made where the software total is in error and contrary to the declared rates on the website, the host reserves the right to cancel the booking if the guest does not want to pay the actual rate as declared on the website. A full refund will be given without any cancellation fee charged.
Additional guests
If a situation arises where additional guests come during the stay (not exceeding 6 guests ) the guest whose name the booking is under must contact the host so that the rate can be recalculated. If it is found that additional guests have stayed, the host will charge for the additional guests and reserve the right to decline future bookings. ( extra guests - 2 night minimum )
